Brownfield land register

The government requires each local planning authority in England to prepare, maintain and publish a register of previously developed (brownfield) land suitable for housing.

Brownfield land registers were introduced to provide up-to-date and consistent information on sites that local authorities consider to be appropriate for residential development. In line with the Town and Country Planning (brownfield land register) Regulations, we have produced our own brownfield land registers below.

Submitting sites to the Brownfield Land Register

As per the requirements of the regulation 17 of the Town and Country Planning (Brownfield Land Register) Regulations 2017, we review and update the register each year and will issue a ‘Call for Sites’, which allows anyone to suggest a potential site for development. When you submit a site, you will be asked about your connection to the site and the details of the landowner(s). The submission must include a map of the site and a copy of the Title Deeds.

For the Brownfield Land Register sites must be:

  • Suitable for residential development: land has planning permission for housing or housing-led development; or has been allocated for such development in a Local Plan; or is considered appropriate for such development by the Council
  • Available for residential development: there is no impediment to development in terms of either ownership issues or legal constraints on the land
  • Achievable: the land is likely to be developed within 15 years of being entered on the register
  • Meet the definition of previously developed land in the National Planning Policy Framework (Gov.UK)
  • Be at least 0.25ha or capable of supporting at least five dwellings
